With their passion for clean lines, elegant details and a minimal aesthetic, it's unsurprising that green belt building designers are also big fans of green architecture. Most councils will only grant planning permission for new dwellings for agricultural, forestry or other rural workers in the Green Belt (including those taking majority control of a farm business) where an essential need to live permanently at or near the place of work has been demonstrated that clearly outweighs harm to the Green Belt through inappropriateness and any other harm. At the moment, the primary function of the green belt is to prevent urban sprawl by keeping land permanently open, but should that really be the focus? What if, instead, it concentrated on its function as an asset for the communities it serves: providing access to green infrastructure and protecting and enhancing biodiversity, while at the same time recognising the existing economic requirement for urban growth? Proposals involving farm diversification on the green belt (including the introduction of farm shops selling predominately locally grown produce, processing, workshops or leisure activities) should be ancillary and related to the primary agricultural use of the site and be appropriate to a rural location to which it relates. When a green belt design is finalised, an architect will develop a set of drawings together with the required forms in readiness to submit a planning application. For more complex schemes, the advice of a specialist planning consultant may be required – if this is necessary, they will advise you of this as early in the process as possible. The architect will submit the planning application on your behalf, liaising with the Local Authority throughout the process to take care of any queries that may arise. Conducting viability appraisals with Net Zero Architect is useful from the outset of a project.
